What counts as a "commercial" boiler?

Most domestic boiler-cover plans are written for standard household combi, system and conventional boilers up to roughly 70kW output. A commercial boiler is typically a higher-output unit, a multi-boiler cascade, or a system serving business premises rather than a single home. As a rough guide, you're likely in commercial territory if any of the following apply:

  • The boiler output is above about 70kW, or you run several boilers in a bank.
  • The system uses a commercial flue, plant room, or three-phase electrical supply.
  • It heats business premises — a café, salon, warehouse, surgery, gym or office.
  • It serves communal heating for a block of flats, a HMO or a care setting.

When does a business need commercial cover?

  • Downtime directly costs you trade, or breaches obligations to tenants or customers.
  • Your system is too large, old or specialised for an off-the-shelf household plan.

What commercial cover typically includes

Commercial plans are bespoke, so the exact terms vary by provider and premises. Cover commonly extends to:

  • Breakdown repairs to the boiler and, sometimes, wider plant and controls.
  • An annual service and safety inspection by a Gas Safe registered engineer.
  • Parts and labour, often with priority response times written into the contract.
  • Optional add-ons such as wider central heating, hot water cylinders or controls.

Most commercial boiler cover is sold as a service and maintenance contract rather than FCA-regulated insurance. That means it isn't covered by the Financial Services Compensation Scheme or the Financial Ombudsman in the way a regulated insurance policy would be — so always check the contract status before you buy. It should never be described as "insurance" unless the provider is genuinely offering a regulated insurance product.
